CHESTER CITY (IM) SJ4066SE EASTGATE STREET AND ROW 595-1/4/178 (South side) 28/07/55 No.22 Street and Nos.24, 26 & 28 Row (Formerly Listed as: EASTGATE STREET Nos 22 & 24 Street & Nos 24-30 (even) Row) GV II Undercroft and town house, now undercroft shop, Row shop and storage. Dated 1610, altered C18 and comprehensively refurnished 1852 by TM Penson for Mr Platt. Timber frame with plaster panels; grey slate roof with ridge at right-angle to front. EXTERIOR: 3 storeys of one bay. Shopfront to street c1900 has sandstone stallriser, 2-pane window, pilasters with moulded arrises and an Arts and Crafts rainwater head and square pipe, east, with vine pattern and inscribed G.A. on pipe and 3 lions passant on head; flights of 9 repaired stone steps to Row walk; 6 plaster panels above shopfront and 6 to the soffit of the kiosk in front of the Row walk have scattered sgraffiti including the Grosvenor portcullis and floral motifs; a lion bracket, west, and a shaped bracket, east, to the jettied kiosk, which has scanty small-framing and two 3-pane windows. The Row walk behind and Row shopfront have no features of special interest. The third storey is continuous with the kiosk front, and has two 12-pane sashes which look C18. The front gable has a jetty beam, apparently genuine, dated 16:CB:10, below mid-C19 framing; moulded bargeboards and finial. INTERIOR: the undercroft and Row shops are lined, with no features of special interest visible. 2 small over-Row chambers have C19 moulded cornices. There is no third storey floor behind the Row, but only the suspended C20 ceiling of the shop below; C17 bay posts and, probably, trusses; plastered framing in adjacent passage. The rear rooms have mid C19 brickwork and modern cladding. HISTORICAL NOTE: in 1852 the Chester Archaeological Society hailed Penson's work as a pioneer example of the restoration of a C17 Vernacular building in Chester.
