Summary

Grade II listed mid to late seventeenth century town house which originally formed part of a single property with the neighbouring 'Boughton House'. In the later 19th century, it became a workhouse, and then a convent, at which time a chapel was created within it. In the 1920s, the property was divided into two properties (No.13 and Boughton house), which back onto one another but have no internal connection.

No.13 Sandy Lane, "Craigside" and garden walls. Grade II Listed.

Town house. Late C17, altered C18 and C20. Brick stuccoed to front, grey slate roof. EXTERIOR: 4 storeys, 3 windows. 2 front gables, that to left one window, to right 2 windows; the front was substantially restored mid C20. The ground floor has a 6-pane sash in architrave, a replaced part-glazed door in opening with rusticated quoins and head and a 6-pane sash. The first floor has a 16-pane sash in architrave, a smallish 12-pane sash and a large 12-pane sash; the second floor has windows similar to the first floor; the third floor has 3 replaced 4-pane casements. The central portion of the ground, first and second floors projects slightly, possibly indicating a former porch; the length of some sills suggest that earlier windows may have been wider than the sashes, which are flush; a floor-band to third floor of right wing; a chimney corbelled out at third floor; the old brick wall of the rear wing on the left side has flush sandstone quoins. The right side has some sashes. INTERIOR not inspected, but noted to have been substantially altered during mid C20 conversion. SUBSIDIARY FEATURES: the garden is terraced with terracotta-dressed walls.

A heritage statement was produced in 2016 for 13 Sandy Lane ('Craigside'), Chester, a Grade II listed building overlooking the River Dee at Boughton, in advance of proposed alterations. Number 13 originally formed part of a single property with the neighbouring 'Boughton House', also Grade II Listed.

The orignal 'combined' Boughton House dates from the mid to late 17th century. It occupied an elevated position and fronted onto Christleton Road. The 1849 tithe map does not depict the buildings that stood on the plot at that time, but the tithe apportionments record that the property extended to 6 acres, and consisted of dwellings and gardens. At that time it was in the ownership of, and the place of residence of, John Uniacke (1795 - after 1849) who was was Mayor of Chester in 1839 and 1840, and was also Chairman of the Chester to Crewe Railway Company. He married Anne Pierpoint, and had houses at Ardnasock, Co. Cork and Belmont, Bath, in addition to Boughton House. They had four children, of whom the youngest, Henry Turner Uniacke (1831 -1907), was a Captain in the King’s Own Staffordshire Militia, and was decorated for his bravery at the siege of Sebastapol in the Crimean Campaign.
