Manor Farmhouse, Moor Lane. Late C17 with later alterations. Rendered brick, stone plinth, slate roof. Two storeys with attics. Three windows have timber casements, splayed heads have voussoirs and raised keystones. Stacks are on ridge, behind doorway and at left gable. Rendered plain bands at first and second floors. Right gable has small attic casement beneath arched head with raised keystone. Interior: Two inglenooks. One is enclosed, one has plain bressumer. Stop-chamfered beams. Heritage Statement for the conversion and extension of existing redundant barn to form a new dwelling, and the erection of ten new residences at Manor Farm, Hapsford. Manor Farm is a grade II listed structure dating to the late 17th century with later alterations.

The outbuildings comprise a large brick barn with extensions to the west, a single storey wing extending from the south end of the east elevation of the brick barn, a cattle shed, an open sided barn, and three further agricultural structures including a silo, pig shelter and storage building

Report contains description of the site and structures and assessment of significance of Manor Farmhouse and Barn.

Manor Farmhouse is of national significance. It illustrates the evolution and adaptation of farmhouses and the historic location of farmhouses within the settlement of Haspford. The historic fabric retained provides evidence of historic architectural design and building techniques from the 16th – 19th centuries. The barn contributes to the setting of Manor Farmhouse by creating a courtyard setting and provides evidence of historic agricultural practices
