Description
Heritage Statement for the conversion and extension of existing redundant barn to form a new dwelling, and the erection of ten new residences at Manor Farm, Hapsford. Manor Farm is a grade II listed structure dating to the late 17th century with later alterations.
Manor Farmhouse is of national significance. It illustrates the evolution and adaptation of farmhouses and the historic location of farmhouses within the settlement of Haspford. The historic fabric retained provides evidence of historic architectural design and building techniques from the 16th – 19th centuries. The barn contributes to the setting of Manor Farmhouse by creating a courtyard setting and provides evidence of historic agricultural practices.
Hapsford Hall and Barn are of national significance. They illustrate the evolution and adaptation of farmhouses and the historic location of farmhouses within the settlement of Haspford. The historic fabric retained provides evidence of historic architectural design and building techniques from the 19th century, and earlier with the surviving farm house. The Barn contributes to the setting of Hapsford Hall by creating a courtyard setting and provides evidence of historic agricultural practices. The site is associated with the Gregge family, a wealthy local family of land owners.
Impact of Proposed Works to the Significance of Manor Farmhouse and its Setting
The proposed scheme of works has been assessed against the significance of the features being affected and on the impact on the setting of the heritage asset. It was found that the proposed development will have an overall positive impact upon the significance of the structure and the setting.
The proposed redevelopment of the barn will improve the overall condition of the structure and there will be a minimal loss of historic fabric. The proposed conversion will repair the building and provide a viable long term use for an underused and vacant structure. The original internal features and openings will be retained. This will improve the quality of the structure and positively affect character of the setting of the listed farmhouse. The proposed new development will not affect the significant views of the listed structure on the site and will not impact upon the experience of this structure.
