Abstract/Summary

A Heritage Statement was prepared in 2020 and updated in 2022 in support of an application for planning permission to construct a residential development of 31 dwellings at New House Farm, Hatton Lane, Hatton. The site includes an area currently used for an equestrian business, but does not include New House Farmhouse. It is suggested that both New House Farmhouse and the Brick Stable at New House Farm should be considered non-designated heritage assets as the Tithe map documents structures roughly on the footprint of these two buildings. New House Farmhouse has a datestone of 1912. Detailed assessment of the map evidence and survey of the Farmhouse corroborates this datestone evidence. There is no evidence that any earlier structure on the site of the existing farmhouse has been retained in the existing farmhouse. This Heritage Statement concludes that the Farmhouse does not meet national criteria for non-designated heritage assets. Map evidence documents significant alterations and extensions to the Brick Stable. Survey of the structure provides evidence that there are only remnants of the structure documented on the 1844 Tithe map incorporated in the existing Brick Stable. The stone walls remaining to part of the ground floor of the northeast elevation, the ground floor level of the southeast gable end elevation and partial internal partitions are the only remnants of the earlier stone building. The existing structure has been extended, wall rebuilt, external walls removed, internal plans altered and the hay loft replaced when the stable was extended to allow use as a cow shed. The Brick Stable also does not meet the national criteria for non-designated heritage assets. There are two locally listed semi-detached cottages to the north of the proposal site. Historic map evidence documents that these two cottages were built after 1910, roughly on the site of earlier buildings. These cottages, Bob’s Old Cottage and Newtons Cottage, face onto Hatton Lane, opposite to the proposal site. The rear of the cottages face towards the proposal site, and an open field separates the cottages and the proposal site. The setting of the cottages has been assessed following Historic England guidance. Although the proposed development is within the setting of New House Farm, the farm does not contribute to the significance of the locally listed cottages and the proposed development will not harm the significance or setting of the cottages.
