Abstract/Summary
Heritage impact assessment produced in 2019 in support of the proposed alterations to 1 Carr Lane, Knutsford Road, Chorley, and their potential impact on the adjacent Grade II listed property 'Row of Trees House'. From the layout of the site and historical mapping, it is believed that the converted barn which now forms No. 1 Carr Lane originally served as a barn to Row of Trees House (originally a farm). Both buildings appear on the Tithe Map of circa 1841 in a single plot (2539).
It is believed that the Row of Trees House dates back to 1607. Historical accounts state that in 1665, a lady visited the farm to escape the Great Plague. The building originally served as a farm house and is now in residential use. The building is timber framed with brick and wattle and daub infill with a stone-slate roof and stone chimney stack. It is two storeys in height with a gabled wing to the left and a later 18th or 19th century extension to the right. There is another later wing to the rear probably constructed in the 20th century. The doors and windows have been replaced to the property in 19th or 20th century. There has also been a significant 21st century extension completed to the property in 2009.
The assessment concludes that although it is respected that the application site (1 Carr Lane) lies adjacent to a listed building with which it once had a practical link, it is the case that this connection has since been lost following previous development on the site. The link that was once the courtyard between the house and the barn has already been severed and the setting and appreciation of the listed building would not be significantly harmed as a result of the proposals.
