Abstract/Summary

A heritage desk-based assessment was undertaken in 2018 to support an outline planning application for a mixed-use development at land to the north of the settlement of Knutsford, between Mereheath Lane and Manchester Road. The proposed site covers an area of approximately 22ha, however not all of the redline boundary is earmarked for development. The proposed site contains a football club, fields a number of sports pitches and a sports club which are to be retained. The remainder of the site is formed of rough grazing and pasture land, divided by hedgerows and post and rail fencing. There are no designated heritage assets within the proposed site boundary, however the grade II* Registered Park and Garden of Tatton Park is located 150m to the east of the proposed site boundary, and around 280m from the nearest proposed developed area of the site. One non-designated asset is located within the site boundary itself which is a post-War and Cold War Royal Observer Monitoring Post located to the north of the tennis courts at the Knutsford Sports Club. Also a portion of the non designated asset of a brick and tile making works are also recorded in the south-eastern portion of the site. The proposed site itself has seen relatively little change throughout its mapped history. No buildings are shown on any of the historic mapping.
