Summary

A grade II listed partially timber framed farmhouse. It dates from the late sixteenth or early seventeenth century and is a typical of a Mottram Estate farm. Wood was in plentiful supply as a building material in Britain until the seventeenth century. It was therefore the most practical material for house building. Timber framed buildings consist of a wooden framework (usually oak) that was infilled to created solid walls. Infill material used included wattle and daub, lath and plaster, brick and weather board. Brick nogging, (brick infill) was often used in the seventeenth and eighteenth centuries to replace earlier wattle and daub or lath and plaster infill as it was longer lasting.

Farmhouse: late sixteenth, early seventeenth century with early and later eighteenth century brickwork facade and some twentieth century alterations. Partly timber framed, partly brickwork of three phases, bonds and one section with purple headers; all on stone plinth. Composition tile roof and two brick chimneys. H-plan rectangular house with internal cross-passage behind the stack. Two-storey five-bay front. Gabled end bays have three-light wooden casements with applied lattice-leaded glazing below, two lights above; all with flat wedged brick heads. Twentieth century framed and boarded door with similar head. Right end and rear of gables show timber small framing with angle bracing of wall plate and truss of tie-beam and two diagonal struts. Two lattice-leaded casements and a board door with iron strap hinges.

Interior: timber-framed partition walls, massive central ashlar stack with chamfered cambered fire beam. Parlour has chamfered and flat stopped ceiling beam and some seventeenth century wainscotting and a six-panelled cellar door.

A typical Mottram estate farm of which Keeper's Close (q.v.) was another example.
