A heritage assessment was produced in 2020 for No.38 King Street, an unlisted building situated within Chester City Centre Conservation Area. The building is Edwardian in date and it forms part of a terrace of multi-period houses, largely residential in use. The report concludes that the building is of historical interest for its associations with other structures along King Street, all contributing to a distinct townscape, based on medieval and post medieval architectural types. The building is an Edwardian example of residential occupation of the city centre, providing continuity of settlement. No's 39 and 40 occupy a corner plot and were designed as a single composition by the architect (unknown). They feature a series of oriels to both the south and west elevations, and reference the neo-vernacular Chester tradition through the use of render to the third storey, gables, and leaded lights to the oriels and third floor fenestration.
