Summary

A mid nineteenth century farmstead built to replace the nearby farmstead of Dutton Bottoms Farm after the creation of the New Cut on the River Weaver Navigation.

Small house. Brick built. Mixture of brick/stone lintels. Stone lintels/stone sills, sash windows. Brick lintels/stone sills casements. Windows - sash front only, casement rear and sides. Lean-to extension to rear.

Island Farm House. Grade III. Eighteenth century altered, two stoey red brick framhouse. Near-flush-frame windows, some sash with plazing bars, some casements. Slate roof. Condition good.

Formerly Dutton Bottoms Farm. The new name arose from the creation of an island between the old and new courses of the River Weaver by the New Cut constructed for the Weaver Navigation. This location seems to be Actonbothum held by Thomas de Dutton and mentioned in documents of 1355 and 1357.

The EPNS volume (see 4) identified Island Farm as Dutton Bottoms Farm. However, Island Farm is not depicted on the 1841 tithe map (see 5). Dutton Bottoms Farm is depicted c.240 metres to the south-east of this location. Dutton Bottoms Farm is not depicted on the later 1877 Ordnance Survey map (see 6) where as Island Farm is, suggesting it replaced the former farmstead. The date given in the list description is clearly incorrect (see 3). The explanation given for the name (see 4) is probably correct.

This map depicts a rectangular range of farm buildings orientated north-east to south-west. To the south is the farmhouse, with a smaller building attached. To the south-west is an orchard. Labelled Island Farm.

The range has been extended towards the north-eastern end forming a L-shape. Two new buildings are located to the south-east and west. A bridge across the River Weaver is depicted to the south-east. Labelled Island Farm.
