Description

Desk-based assessment and site visit undertaken in 2018 for land (sites 1 and 2) at Road One, Winsford Industrial Estate, Winsford, in support of a planning application for the creation of new commercial units and associated infrastructure. The historic map regression demonstrates that from the late eighteenth to early nineteenth cetury the fields that comprise the development site were enclosed agricultural fields put to use as pasture, arable and mowing land. The land was owned by James France of Bostock Hall as part of the Bostock Estate and let to two tenant farmers, William Holland and Ralph Pennall. The land remained in agricultural use until the 1970's when the Winsford Industrial Estate was constructed. There are no known designated or non-designated heritage assets within the proposed development site. Within the 500m buffer around the site there are three designated heritage assets: a Bostock Conservation Area, the scheduled site of Bostock moat, and a grade II listed mile post dating to 1833. Also, eleven non-designated heritage assets occur within the 500m buffer, including two find spots (a Roman brooch and a thirteenth century silver penny of Henry III), also nine post medieval assets (mostly houses and the Over and Wharton Railway). Overall the study concluded that there was low potential for archaeological remains to exist within the site boundary, also that the impact of the development on surrounding sites was low. (1)
