Description
A desk-based assessment, supplemented with a walkover survey, were undertaken in 2017, in support of a a planning application for residential development on land at the western edge of Knutsford, Cheshire. The site extends across an area of circa 15.65 hectares, consisting in large part of the southern two thirds of an arable field and parts of two further fields in the north east, and two fields in the south west. The site is centred at NGR SJ 7420 7880. The site’s southern boundary is defined by Northwich Road (A5033) and the grounds of the former hospital building in the south-east. Parts of Northwich Road and Sudlow Lane are included in the site area for highways improvements. To the west, the site is generally defined by a hedged field boundary. There is no clear boundary in the north where the red line runs through an arable and two pasture fields. Property boundaries of residences off Warren Avenue, Warren Close and Spinney Lane and allotments lie to the east.
The area for development did not contain any designated sites or sites of archaeological significance. (1)
