Site Event/Activity record ECH4736 - Mossley House, Congleton - Assessment of building condition

An inspection of the property known as Mossley House, Congleton, to assess the general condition of the structure and building fabric. The inspection was made during 7th November, 2007. The weather at the time was fine but overcast and the property was unoccupied. The presence of fitted floor coverings in most of the rooms hindered an examination of the floors. Mosstey House is a substantial property which has had little by way of modernization and improvement undertaken for a considerable number of years. Furthermore although some modest repairs have been carried out latterly it has fallen into disrepair as a result of neglect. The averall condition of the house and adjoining cottage are of considerable concern particularly with regard to the outbreak of dry rot. It is highly probable that dry rot has extended into concealed timbers and there is every chance that if repairs are carried out substantial unforeseen costs wilt arise with a respect to dealing with dry rot. In addition there are numerous items of dilapidation and a scheme of repair or conversion would be fraught with considerable uncertainties and much of the work would be problematic particutarly in respect of upgrading the structure and fabric of the building in order to comply with present day Regulations in terms of sound insulation and heat loss. The risks attached to carrying out such a scheme of repair/modernization on a property in this conditon are considered to be extremely high.
